What is DVC Market?

How does buying a resale DVC contract work?

When you find a contract you're interested in, you'll work directly with the listing broker to complete the purchase. The process typically includes: submitting an offer, Disney's Right of First Refusal (ROFR), escrow, and closing. Most transactions take 60-90 days to complete.

What is Right of First Refusal (ROFR)?

ROFR gives Disney the right to purchase any resale contract at the agreed-upon price. If Disney exercises ROFR (typically when the price is below market value), the sale doesn't proceed. If Disney waives ROFR, the sale continues to closing.

Are resale contracts the same as buying direct from Disney?

Resale contracts purchased after January 2019 have some restrictions compared to direct purchases, including limited park perks and inability to exchange for non-DVC resorts. However, you can still book at any DVC resort with your points and enjoy significant savings (typically 30-50% less than direct pricing).

What fees are involved in buying a resale contract?

Typical fees include: closing costs ($500-800), Disney transfer fee ($25 per point), title insurance, and sometimes broker commission (usually paid by seller). Always ask the broker for a full breakdown of expected costs.

How do I finance a DVC resale purchase?

Most resale buyers pay cash, but financing is available through specialized timeshare lenders. Our pricing calculator shows monthly payment estimates based on current market rates (11.9%-17.9%). Terms typically range from 3-12 years.
